DESCRIPTION OF SERVICES:

Preparing Engineering/Design Construction Documents:

      This service includes HVAC, Plumbing, Fire Protection and Electrical.

Construction Stage Services:

     During construction, of the project, we can provide expert supervision to assure the fact that the building is being constructed in accordance with the construction documents and code.

Expert Witness Services:

      We can offer expert testimony for numerous building systems related problems. With nearly 40 years experience, we have worked with many Lawyers over the years.

Peer Review Services:

     In this fast moving society, one of the best insurances, for an Owner/Developer, is to have their construction documents Peer reviewed before the commencement of construction. Many problems can be avoided by discovering them before they surface. Our service includes review of  all disciplines (or a portion of them) and preparing a report outlining missing, incorrect/faulty and non code compliant items. Just like any other human beings, design professionals are also susceptible to making mistakes. Almost everybody involved, with a project, is under deadline pressure, trying to do their best. Despite all the good intentions, and hard work, things might not get done perfectly, or the way they are supposed to be. There is always a possibility that the architect/engineers of record might not catch every item and respond to every problem. Because of these inadvertently missed items, numerous problems surface during the construction and after. Therefore, it is absolutely essential to let another pair of eyes review the total construction documents before they are finalized. The amount of investment (Peer Review fee) is well worth it to prevent, or minimize very costly problems from surfacing later on. As the saying goes, PAY ME NOW or PAY ME LATER.

Code Review Services:

     This is a must item. Unless the building complies with the relevant building codes, a permit will not be issued and you will not get a Certificate of Occupancy.

Energy Studies:

    Energy studies begin with an audit to determine the energy efficiency of the existing building, including building envelope components, HVAC, Plumbing, Lighting and any other equipment using energy to function.  The type of controls, and the way they are applied would effect the total building efficiency greatly. Also, air and water usage, their balancing and cleaning would effect the energy efficiency. There are so many items and issues, not mentioned above, that need to be addressed to upgrade a building's efficiency. Without a detailed energy study, you cannot realize the amount of energy that is wasted. When everybody is busy performing daily tasks, sometimes we can't see the forest for the trees. In the meantime, thousands, hundreds of thousands and sometimes millions of dollars go down the drain.

Building Inspections:

    We can offer extensive building inspections using our wide array of professional consultants. Depending on the need, the inspections can be for existing buildings and new buildings.

Existing Buildings: It is mainly to determine the causes for any known problems. Sometimes they are performed to determine the condition of the building, and it's services, to help prospective buyers  know the building's condition (condition survey).

New Buildings: These services are provided during the construction stage and/or at the end of the construction (final inspection) to determine the final status of the building and it's services, before the building is turned over to the final owner, or just simply to learn if the building is completed in accordance with the construction documents, and functions the way it is supposed to.

    We offer these services through our many capable consultants.
